About the Project

Buckinghamshire Council wanted to enhance Black Park Country Park by replacing an older facility with a new, larger cafe. The aim was to create a welcoming space for visitors to relax and enjoy food and drinks, all within the set budget. The focus was on delivering the best possible facility for park visitors.

 

The Challenge

The initial project, a traditional build designed by an architect, was over budget. The design exceeded the client's minimum requirements and financial constraints, putting the entire development at risk. The Council needed a solution that would not compromise on quality or visitor experience, but would remain firmly aligned with their budgetary limits.

 

The Solution:

Through the Modular Buildings (MB2) framework, three contractors presented solutions. The client selected Modulek for offering the most innovative approach.

Modulek redesigned the project using its precision-engineered hybrid modular system. This new design aligned perfectly with the client's budget while still creating a bright, modern, and inviting space. The solution was not only cost-effective but also forward thinking, incorporating advanced low-carbon technologies to ensure the building would be net zero compliant.

Modulek built 70% of the cafe off-site in a controlled environment before transporting it to Black Park. This approach cut on-site time, protected the woodland ecosystem, and ensured quality.

 

The Results

The client was pleased with the outcome. The new 'Four Seasons Cafe' is attractive, offers essential facilities, and enhances its surroundings.

The project set a major sustainability milestone for Modulek and Buckinghamshire Council. Key features for net zero operation include:

  • Timber-clad modular build: A contemporary design that blends seamlessly with the natural environment.
  • Air source electric heat pumps & enhanced insulation: For highly efficient heating and minimal energy waste.
  • Solar panels: Generating renewable energy on-site.
  • Low energy LED lighting: Reducing electricity consumption throughout the building.

This combination of innovative construction and green technology created an asset with minimised operating costs, offering a significant long-term benefit to Buckinghamshire Council. Visitors have responded enthusiastically to the cafe.
