Project Overview

This project involved the construction of a standalone modular nursery building on the school’s playing field. The facility comprises two teaching spaces, a central breakout area and a dedicated staff kitchen.

 

The Challenge

The challenges were: 

1: Planning

The school met with fierce resistance from both the neighbours and the Parish council, as well as challenges from an arboriculture consultant. The scheme was eventually granted planning permission following a committee appeal, but this delayed on-site commencement by over a year.

2: Delivery

The project had to be ready for the September 2025 academic year to ensure the school could use the nursery and generate revenue from it. 

The solution

The school worked in close collaboration with Modulek to develop various design solutions to execute the planning conditions.

Together, Modulek and the School,  managed the discharge of the various pre-commencement and pre-occupation planning conditions, resulting in the receipt of a final certificate from Building Control on 5th September 2025.

Q Two assisted with scope development for the carpark and external works scheme, including negotiating prices. 

Sam Whiting, LHC’s Technical Support Manager attended progress meetings to ensure the project was going well.

Thankfully, a long, hot summer aided timely completion, and the facility was opened in time.

 

Results

A high-quality building was handed over ahead of external works completion, with only minor snagging issues, all of which were swiftly resolved.

The external paving and fencing scheme was fully implemented during the summer holidays, causing no disruption to the school. All work was completed ahead of schedule and in time for the start of the 2025/26 academic term.

Benefits delivered

Modulek prioritised local sourcing, using suppliers within a 25-mile radius for all fit-out elements. This approach supported the regional economy and significantly reduced the project’s carbon footprint by minimising transport-related emissions.

This new nursery is much more than a building. It will make a real, lasting difference to the community. It provides children with a great place to be, creates jobs for local people, and helps parents get back to work. By bringing families together, it also strengthens our community.
