Fire door inspections and works for South Kesteven District Council

Client: South Kesteven District Council

Appointed company: Global HSE Group

Region: Midlands

Project start date: February 2023

Framework: Fire Safety (FS2)

The Project:

Global HSE Group was appointed by South Kesteven District Council to carry out comprehensive fire door inspections and remedial works across many properties. The works formed part of the council’s wider fire safety improvement strategy.

The project scope included:

  • Fire door inspections to assess compliance and condition.
  • Remedial works to ensure doors met current fire safety regulations.
  • Installation of replacement doorsets where required.
  • Reporting to keep the council informed throughout.

The Challenge:

South Kesteven District Council required a large-scale fire safety compliance programme across a diverse and widespread housing portfolio.  The properties needed inspection and potential remedial works, the council faced the challenge of ensuring all fire doors met current safety regulations while minimising disruption to tenants.

Many of the properties varied in age and condition, meaning a one size fits all approach would not be suitable. The council also needed a contractor capable of delivering works to the highest industry standards, with full transparency and  reporting to support regulatory compliance.

In addition to the technical demands, resident engagement and communication were key. The council wanted to ensure that tenants felt informed, reassured, and involved throughout the process.

Positive Project Results:

  • All fire door inspections completed.
  • All non-compliant doors were repaired or replaced by PAS24 SBD, FD30s and FD60s doorsets.
  • The council received comprehensive documentation for compliance audits.
  • Works were delivered on time and to specification, helping the council meet its fire safety obligations.

Communication, Collaboration and Future Plans:

Global HSE Group continues to support the South Kesteven District Council with passive fire protection services. Their collaborative approach, expertise, and clear communication were instrumental in successfully delivering this large-scale fire safety compliance project.

LHC, Global HSE Group, and South Kesteven District Council continue to build strong relationships, and  Global HSE Group receives more work from them.

Global HSE Group states, “The safety of residents is central to all of the work Global carries out, and our focus on maintaining these strong customer relations through a “do it right” ethos and quality-driven approach ensures we stand out from the crowd.”

Phil Swinton, Health and Safety Manager at South Kesteven District Council, commented, “Aside from the fact that Global was ranked number one on the LHC Procurement Framework, we chose to work with them because we had met with several representatives at the Manchester Housing Expo and the enthusiasm, knowledge and experience left a big impression on colleagues who spoke with them. The Golden Thread approach to the recording and tracking, along with customer access to this information via a portal, only added to the interest.”

Social Value:

Global HSE Group has already contributed to improving the well-being and safety of residents across the South Kesteven District Council estate.

Beyond the core works, Global’s staff have gone the extra mile to deliver meaningful social value. Initiatives have included a Winter Warm Drive, where colleagues collected and distributed warm clothing, blankets, hats, scarves, gloves, and sleeping bags to support rough sleepers and vulnerable individuals in the South Kesteven District area. In addition, the team hosted several coffee and cake mornings at various properties, offering residents a relaxed environment to learn about the upcoming works, ask questions, and feel more engaged in the process.
