A transformative solution:

The Ord Modular Building project is an example of how efficient procurement can provide practical solutions. The London Borough of Barnet sought a modern solution to relocate its administrative staff, and through our Modular Buildings (MB2) Framework, it achieved a state-of-the-art facility tailored to its specific needs.

 

The challenge:

The need for a modern, flexible workspace became increasingly important, prompting the search for a modular solution that could be executed swiftly and sustainably within a tight budget.

This approach not only advanced the process but also ensured that the client received a high quality build and service. We worked closely with Wernick, our trusted supplier, to ensure the project went according to plan.

 

A space for the future:

 The newly constructed three-story modular building, measuring 25.6m x 9.6m (245.76 m²), features many modern amenities that promote efficiency and wellbeing. Key components of the building include:

  • Layout: The design incorporates an external fire staircase, a separate staff stairwell, and a lift, ensuring accessibility and safety for all employees. 
  • Comprehensive facilities: The building fosters a supportive work environment with a welfare area, kitchenette, storage rooms, and various staff rooms. 
  • Sustainability: The building's roof is equipped with photovoltaic (PV) cells, which harness solar energy to reduce environmental impact. It is designed to meet net zero targets.

 

 

Communication and collaboration:

Throughout the project, open communication was paramount between Wernick, LHC, and the client, London Borough of Barnet. Regular updates and collaborative problem solving ensured that minor issues were addressed promptly, leading to a seamless construction process.

 The Ord Modular Building project was completed successfully, meeting the client's expectations. The feedback from the London Borough of Barnet has been positive, highlighting their satisfaction with the finished module and the efficient delivery and assembly process.
